Firefly Properties Lettings Department is able to offer a three step service to their clients. This comprises a Tenant Find Service, Collection of Rent or Full Management. Our experience and local knowledge in the property field gives our Clients reassurance. For some, being a Landlord is a daunting prospect but through our guidance we can turn this into opportunity.

It is important to offer good quality accommodation whether it is a one bedroom property or mansion. Preparation is the key to being a good Landlord. Tenants are staying longer in their rented accommodation and after all it is their home during their tenancy. It has become extremely popular for purchasers to take advantage of renting a property whilst looking for their dream house.

The new Letting Guidelines require us to give full information regarding our charges for both Tenant and Landlord which are as follows:

Holding deposit £300.00.

Referencing £90.00 per tenant to include VAT.

Right to Rent Checks £18.00 per tenant to include VAT.

Check in charge £120.00 inclusive of VAT.

Tenancy Agreement £150.00 inclusive of VAT.

We use Deposit Protection Service (DPS) to hold

the 6 week deposit – 8 weeks if you have pets.

Our redress scheme – we are a member of the Property Ombudsman.

We are not a member of a Client Money Protection scheme.

Tenant find only – One month’s rent plus VAT – for example at £1,000.00 PCM our fee would be £1,200.00 to include VAT.

Tenancy Agreement £150.00 inclusive of VAT.

Check-out fee – to be advised depending on size of property

Inventory – we recommend an independent inventory company where charges are made by the size of the property starting at £90.00 plus VAT.

Our Management Fees are structured on the size of the property from 10% – 13% plus VAT per calendar month.  For example at £1,000.00 PCM rental income we would charge 10% – £120.00 to include VAT.

Inclusive in our tenant charges – three inspections per year.

Our redress scheme – we are a member of the Ombudsman.

We are not a member of a Client Money Protection scheme.
